New HASSELL one40william Project in Perth Achieves 5 Star Green Star Rating

Designed by HASSELL, the major one40william project has achieved and exceeded all aspects of developer Cbus Property's project requirements, and those of their major State Government tenant, which includes obtaining the certification for 5 Star Green Star Design rating with a score of 72 points. There is also a requirement for the project to achieve a 5 Star As-Built rating.
The $350m one40william project will provide 36,000m" commercial office and 6,000m" retail, food and entertainment tenancies, it looks set to become Perth's most influential new commercial development in decades. Influential, for the effect its contemporary architecture will have on the Perth skyline as well as the energy efficient and environmentally sustainable design that will set new benchmarks for tenant comfort and corporate social sustainability.
This iconic development will revitalise and activate this landmark site in Perth's CBD and provide the benchmark for both economically and environmentally sustainable development in Western Australia.
The building is designed for a very high level of user comfort, with features such as a high proportion of fresh air being fed through the office space, more than 80% of office floor space within 8m of an external window and winter gardens that can be accessed from various office floors.
The results will be an energy efficient building, which will have reduced running costs, significant reduction in its greenhouse gas emissions to the environment, whilst at the same time encouraging sustainable behaviours throughout the building to its occupants.
The three tower form, all orientated on an east west axis, ensure that minimum portions of the building face our harsh western sun, allowing one40william embraces the principles of solar passive design and brings these concepts to new levels.
The project has achieved a significant pre-let with the West Australian State Government committed to lease 22,000m" of high spec office space.
The project is well advanced with construction on site with anticipated completion and occupation in early 2010.
