The past vision of living the "American Dream" in a modern residential community is enjoying an encore with the January 2007 launch of Skyline Modern, a new venture by real estate developer David Dixon and design-build architecture firm Marmol Radziner + Associates. Devoted to developing and selling award-winning Marmol Radziner Prefab modern homes as part of an entire community in remote areas, Skyline Modern shares a common thread with the architect-designed residential communities developed forty years ago by Joseph Eichler among others. All are modern. All are designed by leading architects. The differences lie in their construction, cost, location, and target customers.

Skyline Modern debuts with an offering of a small community of five sustainable modern homes available for pre-sale in Joshua Tree, California. Appealing to a target market who enjoys a healthy, outdoor lifestyle and modern architecture, the company offers a desirable turn-key housing solution that relieves homeowners from the hassles of developing properties themselves.

While a buyer would normally need to negotiate challenges with builders and architects (obtaining permits, hiring an architect, hiring a general contractor, and interfacing with numerous engineers, etc.), Marmol Radziner Prefab handles the entire process, liberating buyers from the building process headaches. By retaining control of production, the firm can maintain its high quality of building.

Based on a first-come first-served basis, each 1.25 to 2.5 acre plot is pre-sold as a standard package, which includes an "off-the-shelf" Marmol Radziner Prefab two-bedroom home with swimming pool. The 1.25 acre lots are available at a competitive price of $625,000 per home (1,200 interior square feet, 990 covered deck square feet), including the cost of the land. An optional guest suite "casita," solar panels and carport incur an additional upgrade cost. Customized solutions are also available but will likely cost more.

Located in the desirable neighborhood of Joshua Tree's "Monument Manor," the first Skyline Modern community enjoys sweeping views of Joshua Tree National Park along with other forms of outstanding natural beauty, including natural rock and boulder formations and indigenous high desert flora, such as Joshua Trees. While the site feels remote and private, the community is located nearby to the town center of Joshua Tree's Cross Roads Café.

Buyers can enjoy Skyline Modern's efficient way of delivering Marmol Radziner Prefab-designed homes at a cost considerably less than that of the site-built design services of the firm. The homes will appeal mostly to an affluent second-home buyer most likely living in either Los Angeles or Orange County. These buyers will have a yearning to adopt modern design as a defining feature of their own lifestyle and a love of the desert for its rugged, unspoiled, natural beauty.

Designed for LEED certification, Marmol Radziner Prefab homes employ green designs and materials, such as recycled steel frames, Structural Insulated Panels (SIPs), FSC-certified wood, low VOC Green Seal paint, and energy efficient appliances. Floor-to-ceiling windows capture natural light, while expansive decks provide shade for passive cooling and promote the best of indoor/outdoor living. Premium finish selections include bamboo flooring, Ipe wood decking, Zincalum metal siding, Caesarstone countertops and Bosch appliances.

Marmol Radziner Prefab's 65,000 square foot factory accommodates the fabrication of 20 prefab modules at once, including a cabinet shop, metal shop, and door and window shop. Centralized operations allow for greater control over every detail of prefab home production, from welding of steel frames to the installation of doorknobs.
