II by IV Design Creates a Modern Respite in SF

Designed by II BY IV, ONE Mission Bay is a luxury condominium development which effortlessly blends urban pulse with modern design and hotel styled amenities. Located next to parks and waterways, nature surrounds the development yet it is only blocks away from San Francisco's vibrant downtown core and is in close proximity to Silicon Valley's fast paced, thriving technology industry.

Created as two distinct buildings, each with a unique identity, the east end of the ONE Mission Bay site is home to a 7 storey apartment building that resembles the shell of an old brick warehouse and on the west end, a 16 storey high-rise residence uses the same proportions but switches to a modern language in concrete and glass. The two residential towers are joined by an impressive 22,000 square foot amenity podium which offers residents access to almost 650 feet of water frontage, views of the city and the AT & T Major League Ball Park, as well as, green spaces bookending the development.

ONE Mission Bay was conceived around the concept of lifestyle living; inspired by its locale the result mirrors a high-end resort rather than typical condominium and provides a natural relief from the surrounding urbanity. In competitive real-estate markets like San Francisco, where the average cost per square foot averages $1,200 amenities are a primary consideration for potential purchasers and a definitive way for developers to differentiate themselves.

II BY IV DESIGN accentuated indoor-outdoor connections through an adept understanding of spatial relationships and sensitivity to the end user's experience. The property's complete list of amenities include a Chef's catering kitchen, private dining room, resident lounge, state-of-the-art fitness centre with sauna, meeting rooms, private library, and business centre. Beautifully landscaped outdoor spaces complement the interiors with a bi-level inner courtyard, outdoor heated pool and cabanas, patio barbeques, lounge areas and fire pits.

One of the most exciting aspects of the project is the integration of public art found throughout; working with local artists, II BY IV DESIGN created installations which reflect the community's spirit and add an organic, relaxed flavor to the clean lines of the building's architecture. In the main lobby a dramatic porcelain sculpture created from individually suspended rods calls to mind a dandelion puff; in the library a 'Scrabble' wall is tiled in saw cut wood blocks; and in the private dining room vertical, burnished Zinc fins (installed at the foot of the table) create a striking backdrop.
